Zephyr is a 95,000 sq. ft. IT tower in Dindoshi, Andheri, designed on a narrow triangular plot. The primary challenge was to create an efficient commercial building that maximized saleable office area while minimizing circulation losses. This was achieved through a compact central core planning strategy, allowing all office spaces to align along the façade, ensuring uninterrupted views, natural daylight, and flexible layouts ideal for modern IT offices.

Parking was intelligently resolved through a sleek vertical parking tower along the longer edge of the site, incorporating a puzzle parking system without compromising office floor area. This planning approach avoided conventional podium parking, improving both cost and space efficiency. The design naturally formed two distinctive corner niches, developed as architectural feature elements highlighted with vertical members and mesh detailing. Moving away from a typical glass-box façade, angled glass panels create a dynamic sense of motion, reflecting the building’s name, Zephyr, resulting in an iconic, functional, and construction-efficient commercial landmark in Andheri.
